Roof repair & emergency leak service

A leak is rarely where the stain is. Water travels along rafters and underlayment before it finds a place to drop, which is why a patch placed under the stain so often fails by the next hard rain. Our job is to find the real entry point and fix the detail that failed.

Where roofs actually leak

After enough inspections in this region, the pattern is consistent. The shingle field itself is almost never the problem. The failures are at the transitions — the places where the roof stops being a flat plane and has to interact with something else.

  • Step and counter flashing at walls and chimneys, especially where a previous repair relied on sealant instead of properly integrated metal.
  • Valleys, where volume concentrates and debris collects. Woven valleys on old roofs wear through at the centre line.
  • Pipe boots. The rubber collar cracks with UV exposure, usually somewhere around year twelve, and it is one of the cheapest fixes there is.
  • Skylight curbs and the flashing kit around them.
  • Ice dam backup at the eaves — where the roof is not leaking at all, it is being submerged.
  • Nail pops and blown-off shingles from a wind event, which are the only failures that actually look like what people expect a leak to look like.

How we diagnose it

We start in the attic when access allows, because the underside of the deck tells the truth. Staining patterns, rusted nail shanks and daylight all point back to an entry point. Then we work the roof surface itself, photographing each suspect detail.

You get the photos either way — including the ones that show the problem is not what you were told it was. More than once we have inspected a roof that a previous company had quoted for full replacement and found a $400 flashing repair instead. That report is yours to keep regardless of whether you hire us.

Emergency tarping

If water is actively coming into the house, the first job is to stop it. We run a 24-hour leak line and treat an active interior leak as a same-day tarp, weather and daylight permitting. Tarping is a stabilisation measure, not a repair — it buys you a dry ceiling while we schedule the actual fix and, when relevant, while your insurer processes the claim.

Do not go up there yourself in the rain. Wet roof surfaces at WNC pitches are genuinely dangerous, and the fall is what hurts people, not the leak.

When repair stops making sense

We will tell you when you are throwing money at a roof that is finished. The honest thresholds: when the same slope needs its third repair, when the decking under the failure is soft rather than just wet, or when the shingles have lost enough granule that they crack instead of flex when you lift a tab. At that point every repair is temporary by definition.

Below those thresholds, repair is almost always the right call, and we will say so.

Common questions

Most common repairs — a pipe boot, a section of step flashing, a handful of blown shingles — land in the low hundreds. Structural repairs involving decking replacement or chimney reflashing run higher. We quote the repair after we diagnose it, never before.
